Análisis de la eficiencia de la integración del contrato New Engineering Contract (NEC), enfoque del Project Management Institute (PMI), filosofía Lean Construction y metodología Building Information Modeling (BIM) en el proyecto: “Ejecución de Movimiento de Tierras, Estructuras, Arquitectura y Especialidades del local escolar de la I.E José Cayetano Heredia - ARCC 2390”

Abstract

El presente Trabajo de Suficiencia Profesional analiza la eficiencia de la integración del contrato New Engineering Contract (NEC), el enfoque del Project Management Institute (PMI), la filosofía Lean Construction y la metodología Building Information Modeling (BIM) en la ejecución del proyecto “Ejecución de Movimiento de Tierras, Estructuras, Arquitectura y Especialidades del Local Escolar de la I.E. José Cayetano Heredia – ARCC 2390”, correspondiente a una obra pública del sector educación. El informe desarrolla los aspectos generales del proyecto, el contexto administrativo y contractual, así como la experiencia laboral desempeñada en el cargo de Jefe de Oficina Técnica de Obra. Se describen los procesos de planificación, control y gestión aplicados durante los periodos contractuales con el cliente JE Construcciones Generales S.A. y con la Autoridad para la Reconstrucción con Cambios (ARCC), considerando la normativa vigente y las disposiciones establecidas en el expediente técnico aprobado. El análisis se sustenta en la aplicación de los mecanismos contractuales del modelo NEC, los procesos del enfoque PMI, las herramientas de la filosofía Lean Construction y la adopción de la metodología BIM en la fase de ejecución. Los resultados evidencian que la aplicación integrada de estos enfoques contribuyó a mejorar la planificación, la coordinación técnica y la gestión de la información del proyecto, facilitando la toma de decisiones, la reducción de reprocesos, la optimización de recursos y el fortalecimiento del trabajo colaborativo entre los actores involucrados.

This Professional Proficiency Project analyzes the efficiency of integrating the New Engineering Contract (NEC), the Project Management Institute (PMI) approach, the Lean Construction philosophy, and the Building Information Modeling (BIM) methodology in the execution of the project "Execution of Earthworks, Structures, Architecture, and Specialties of the School Premises of I.E. José Cayetano Heredia School – ARCC 2390", a public works project in the education sector. The report covers the general aspects of the project, the administrative and contractual context, and the work experience gained in the position of Head of the Technical Office for the Project. It describes the planning, control, and management processes applied during the contractual periods with the client JE Construcciones Generales S.A. and with the Authority for Reconstruction with Changes (ARCC), considering the current regulations and the provisions established in the approved technical file. The analysis is based on the application of the contractual mechanisms of the NEC model, the processes of the PMI approach, the tools of the Lean Construction philosophy, and the adoption of the BIM methodology in the execution phase. The results show that the integrated application of these approaches contributed to improving project planning, technical coordination, and information management, facilitating decision-making, reducing rework, optimizing resources, and strengthening collaborative work among the actors involved.
