La investigación aborda la problemática del déficit habitacional en el distrito de
Lambayeque, contexto en el cual se evidencia una limitada oferta de viviendas adecuadas,
acompañada de condiciones de habitabilidad deficientes y una creciente demanda producto del
proceso de urbanización. En este escenario, surge la necesidad de incorporar alternativas
constructivas eficientes que permitan optimizar recursos, reducir tiempos de ejecución y
mejorar la calidad de vida de la población.
El objetivo general es evaluar la viabilidad ambiental, financiera y técnica de emplear
la tecnología de construcción Steel Framing para construir viviendas unifamiliares asequibles
en un área urbana. Esta podría ser una forma de ayudar a aliviar la escasez de vivienda.
Metodológicamente, la investigación presenta un enfoque aplicado, de tipo descriptivo-
comparativo, empleando herramientas de análisis técnico, económico y normativo. Se
desarrolló una propuesta de habilitación urbana, el diseño de tipologías de vivienda bajo
sistema tradicional y Steel Framing, y un análisis comparativo de costos, tiempos de ejecución
y desempeño estructural, utilizando software especializado y normativa vigente del
Reglamento Nacional de Edificaciones.
Los hallazgos evidencian que el sistema Steel Framing presenta ventajas significativas
en términos de reducción de tiempos de construcción, optimización de materiales, menor
generación de residuos y mejor desempeño térmico-acústico. Asimismo, se identificó una
mayor eficiencia en el proceso constructivo y una disminución en la demanda de mano de obra.
En el ámbito económico, si bien en ciertos casos se presentan variaciones en los costos
iniciales, estos se compensan con la rapidez de ejecución y los beneficios operativos a largo
plazo. Como resultado, la investigación indica que el sistema Steel Framing puede ayudar a
aliviar la escasez de viviendas en el área considerada al proporcionar una solución práctica y a
largo plazo para viviendas sociales. The research addresses the problem of housing deficit in the district of Lambayeque, a
context in which a limited supply of adequate housing is evident, accompanied by poor
habitability conditions and a growing demand as a result of the urbanization process. In this
scenario, the need arises to incorporate efficient construction alternatives that allow optimizing
resources, reducing execution times and improving the quality of life of the population.
The overarching goal is to assess the environmental, financial, and technical feasibility
of employing the Steel Framing construction technology to build affordable single-family
homes in an urban area. This might be one way to help alleviate the housing shortage.
Methodologically, the research presents an applied approach, of a descriptive-
comparative type, using technical, economic and regulatory analysis tools. A proposal for
urban qualification was developed, the design of housing typologies under the traditional
system and Steel Framing, and a comparative analysis of costs, execution times and structural
performance, using specialized software and current regulations of the National Building
Regulations.
The results show that the Steel Framing system presents significant advantages in terms
of reduction of construction times, optimization of materials, less generation of waste and better
thermal-acoustic performance. Likewise, greater efficiency was identified in the construction
process and a decrease in the demand for labor. In the economic sphere, although in certain
cases there are variations in initial costs, these are compensated by the speed of execution and
long-term operational benefits. Consequently, it is concluded that the Steel Framing system
constitutes a viable and sustainable alternative for social housing, contributing to mitigating
the housing deficit in the studied context.
